Spain has a well-developed mortgage market, and bank loans for property purchase are available through many lenders. For example, your Spanish Mortgage can be arranged through a bank or a savings bank. Spanish banks generally lend non-residents between 60% and 80% of the declared value, secured against your Spanish home.

Whilst the interest charged on your Spanish mortgage will be calculated on the European Central Bank's base rate, Spanish banks are free to set their own charges and terms. So you will find that charges vary from bank to bank - and will often vary within the same bank! Consequently there are a wide range of costs and terms for Spanish mortgages.

You could arrange a UK mortgage for the purchase of your property in Spain, but you risk the exposure of exchange rate fluctuations which may have dramatic effects on your repayments. Also, interest rates are generally lower in Spain than in the UK, and by arranging your loan in Spain, you will avoid the worry of fluctuating currency exchange rates.

Unless you know the market and can speak Spanish it can be hard to find the best deal. A local broker who is familiar with the banks and knows where to get the best mortgage offers will ensure you do not end up with an expensive and inflexible loan which could cost you thousands extra over the term.

Arranging your finance.

We recommend we arrange your loan in principle before you start searching for your home in Spain. We will find a mortgage that suits your requirements, at the lowest possible rate, ensuring you have the funds in place once you have found the property that matches your specification.

The bank will request proof of identity and earnings - usually your last three month's salary slips, P60, bank statements, your passport and an employer's reference. If you are self-employed you will need to accounts for the last two years with a statement from your accountants, recent tax returns and personal bank statements plus your passport. You will also need the offer letter or sales contract and a Nota Simple.
